Tenants come and go. As a property owner, nothing can put more money in your pocket than renting your home quickly and to the right person. Here are some tips that will help you do just that.
Pro-tips to rent your property quicker
- Take a look at the condition of your property.
- You want fresh paint, clean surfaces, well-manicured landscaping, and attention to detail both inside and outside of your property.
- Make sure the property has great curb appeal and is enticing when the prospective tenants pull up.
- Mow the lawn, trim the bushes, and make sure you take care of all those weeds.
Once they're inside the house, wow them with nice flooring, clean carpets, sparkling bathrooms, and appliances that are spotless, updated, and working well. After all, you never get a second chance to make a first impression.
Price the Home Fairly
The amount of rent you're charging for your rental home will have a huge impact on how long it stays on the market. If you want to rent it fast, be sure you're asking the right amount. In a strong rental market, it may be tempting to price the home just a little bit higher than what similar properties are going for. Don't do it. Take an objective look around and compare your home to the others on the market. Instead of looking at what other properties are listed for, take a look what they're actually rented for. There very well might be a difference. This doesn't mean you should underprice your home. Good tenants are willing to pay for good properties. Just make sure you're in the right price range. If you overprice your home, you'll miss out on plenty of good qualified tenants and your property may end up standing vacant a lot longer.
Market Your Property
You can have the best property on the market, but if no one knows about it, you'll have a hard time getting it rented. Make sure you get maximum exposure by advertising it to a very wide audience. Make sure the information reaching potential renters is accurate and easily accessible. Get your listing on all the best online rental sites. At a minimum, your rental should show up on search results including Craigslist, Trulia, Zillow, rentals.com, and HotPads. Don't waste time. List your property and respond to potential renters right away. Get them out to view the home before they move on to another. Today's consumer is very impatient and if you wait two days before getting back to them, chances are they've already found another place to live.
Reducing vacancy and renting your property quickly will ensure you earn the maximum amount of rent you can over the long term.
